A Town Made of Villages
South Kingstown is the biggest town in South County: Wakefield and Peace Dale in the middle, Kingston and the University of Rhode Island to the north, and Matunuck, Green Hill and Snug Harbor along the coast.
A condo near URI, a family home in Wakefield and a waterfront house in Matunuck are completely different markets, so a town-wide average only tells part of the story. I’ll show you what’s really selling near you.
Where to Look in South Kingstown
Wakefield & Peace Dale
The town center, with Main Street shops and restaurants along the Saugatucket River and older mill-village homes next door.
Kingston & URI
Home to the university and the Amtrak station, with historic homes, newer neighborhoods and a steady rental market.
Snug Harbor & Matunuck
The coastal side of town, with beaches, salt ponds and both summer and year-round homes.
Neighborhoods like Potter’s Farm
Established neighborhoods with room to spread out, where I represented the sale of 27 Windmill Drive.
Life in South Kingstown
Beaches
East Matunuck State Beach, South Kingstown Town Beach and Green Hill Beach.
Main Street
Wakefield’s shops and restaurants, plus Theatre-by-the-Sea in Matunuck.
Schools & URI
South Kingstown’s own public schools, with the University of Rhode Island in town.
Commute
Route 1 and Route 138, about 40 to 50 minutes to Providence, and Amtrak in West Kingston.
What Buyers Should Check
- Flood zones near the coast and ponds. Get a flood insurance quote early for anything in Matunuck, Green Hill or near the salt ponds.
- Septic and wells. Many homes outside the village centers have private septic and some have wells, so inspections and testing matter.
- Rentals near URI. Buying to rent? Check the town’s current rules on rental registration and occupancy first.
- The real monthly cost. I walk every buyer through taxes, insurance and the full payment at today’s rates.
