Village Charm, Easy Commute
North Kingstown sits at the top of South County on Narragansett Bay. It’s home to historic Wickford Village and its harbor, the quiet coastal roads of Saunderstown, and established neighborhoods with easy access to Route 4 and Route 1.
Because it’s the closest South County town to Providence, North Kingstown draws a lot of commuters, and homes near the water or the village can move quickly. I’ll help you see what’s really selling near you.

What Buyers Should Check
- Flood zones on the bay. Waterfront and village homes can sit in flood zones, so get an insurance quote early.
- Historic district rules. Homes in Wickford may have extra review for exterior changes.
- Septic and wells. Some areas outside the village rely on private septic and wells, so inspections matter.
- The real monthly cost. I walk every buyer through taxes, insurance and the full payment at today’s rates.
