Rhode Island & South County Real Estate Market Update: September 2026

Here’s my monthly look at the Rhode Island housing market and what it means for homeowners and buyers here in South County.

September at a glance

  • Median sale price: $534,000, up 0.75% from September 2025
  • Home sales: down 11.7% from a year earlier
  • Pending sales (homes under contract but not yet closed): down 14.8%

Source: Rhode Island Association of Realtors, using State-Wide MLS data, released October 19, 2026.

The Association linked September’s slowdown to higher mortgage rates. Prices held steady, but fewer buyers signed contracts, and that usually shows up in closed sales over the next month or two.

What it means for sellers

This is the clearest sign yet that the market is shifting from fast to thoughtful. Prices haven’t dropped, but buyers have more leverage than they did a year ago. If your home is on the market now, make sure it’s priced against what’s actually selling, not against last spring’s headlines.

If you’re planning to sell in the spring, winter is your advantage. Use the quieter months to handle repairs, refresh paint, and plan your pricing, so your home goes on the market at its very best when buyers return.

What it means for buyers

Fewer contracts means less competition. This fall and winter could be one of the better windows in years to negotiate, especially on homes that have been listed for a while. Sellers who need to move are more open to credits toward closing costs or a rate buydown.

Dena’s Math Minute: the real cost of an overpriced listing

Sellers sometimes start high, thinking “we can always come down later.” Here’s why that can cost more than it saves. Take a $750,000 South County home with a mortgage. Each month it sits, the owner keeps paying for it. In this example:

  • Mortgage payment: about $3,000
  • Property taxes: about $700
  • Insurance and utilities: about $550

That’s about $4,250 for every extra month on the market. Two extra months is $8,500, and homes that sit too long often end up needing a price cut anyway. Pricing it right from day one usually puts more money in your pocket. Your own numbers will differ, and I’m happy to walk through them with you.

Curious what your home is worth?

Statewide numbers only tell part of the story. In South County, a few streets can change a home’s value by tens of thousands of dollars. I’m happy to put together a free, no-pressure home value analysis based on real local sales. Request yours here, or call or text me at 401-787-2948.
